Most single-family homes take 2–3 hours. Larger homes, multi-family properties, or homes with complex systems may take longer. Condos typically run 1.5–2 hours. We don't rush — if the schedule is tight, we still take the time the property needs.
We inspect all accessible major systems and components: roof, gutters, foundation, HVAC, electrical panel and wiring, plumbing, attic and insulation, basement, windows and doors, exterior and siding, interior rooms, built-in appliances, and safety hazards. If it can be accessed and evaluated, we evaluate it.
You don't have to be there, but we strongly recommend it. Being present lets you ask questions in real time, see findings firsthand, and understand the report better when it arrives. Most buyers find the walkthrough at the end of the inspection to be one of the most valuable parts.
